We help our clients build the "biggest bang" for their design dollar. A building need not be expensive to have a high-quality appearance. We aim to reduce construction costs to make your building cost effective; many of our warehouse projects use economical tilt-up concrete construction. Designing a Successful Office/Industrial Project
One of our specialties is speculative office/industrial building shells (aka warehouses and distribution centers), many of which are built of tilt-up concrete. As a development property, this building type can be deceptive. People unfamiliar with this building type (including clients and architects) tend to assume that "four walls, a floor, and a roof" equal a successful warehouse shell. We know there's much more to it.
Our experience with this building type allows us to evaluate a site, a program, or a shell and identify the areas that may adversely affect the usability, constructability, marketability, and cost.
The warehouse is a low-margin, high-volume product. RWA knows how to shorten the development cycle, enabling clients to bring a more competitive product online earlier, at a lower cost. This generates savings in the carrying costs for the project, and establishes a quicker positive cash flow through earlier leasing.
